It has been a hard winter. The bottom seal froze to the slab twice, the opener groaned each morning, and one afternoon you noticed a cable on the left side hanging with a little slack in it.

What you get back is a report with four kinds of entry. Items that are in good order, so you know what is fine. Maintenance items, such as lubrication or a loose hinge bolt, which are often handled during the same visit if you wish. Repairs to plan, such as a worn roller set or a cable showing rust at the bottom loop, quoted separately. And, rarely, a stop-use item, where the door should stay put until a specific part is corrected. That last category is the reason the inspection exists, and the report says plainly which items fall into it.

  1. Springs, cables and drums, looked at and left alone

    The counterbalance gets a careful look and nothing more during the inspection. On a torsion door the technician checks the spring coil for a gap, rust or a stretched section, confirms the cone set screws and centre bearing look sound, and follows each cable from the drum to the bottom bracket looking for broken wires, a rust bloom near the loop or a slack side. The drum wrap is checked for a single neat layer. On an extension door the springs, pulleys and containment cables are examined the same way. Any adjustment to these parts is a separate, planned job matched to that system, torsion tension controlled with winding bars rather than simply released; the inspection records their condition.

  2. Testing contact reversal with a board

    The opener is reconnected and a flat 2x4 offcut is laid on the floor across the centre of the opening. The door is sent down from the wall control. On meeting the board it should stop and reverse to fully open on its own. If it stalls on the board, pushes against it, or only reverses after a long pause, the opener's down-force or travel limit needs attention and the finding goes in the report. Older openers without photo eyes are tested this way too, and their behaviour is recorded against the test the maker specifies. The board is used every time; a hand or foot never stands in for it.

  3. A baseline for the next inspection

    The most useful thing about a first inspection is the second one. With the model numbers, spring dimensions, cable condition, seal gaps and photo-eye heights on record, the next technician can measure the same points and tell you what has moved rather than starting from nothing. For most households an annual visit fits, with a look in early spring after the salt season a natural choice. A door that carries a lot of traffic, an older door, or one in a rental where nobody watches it closely may suit a check each season. Whatever the interval, the report you are holding is the reference the next one will be read against.

What happens if the report lists a stop-use item?

The door is parked in a safe position, usually closed, with the opener disconnected so nobody runs it by habit, and the reason is shown to you. The correction is explained and quoted as its own piece of work, and once it is done the door is retested through the balance, reversal and photo-eye checks before it goes back into daily service. Another door into the house or garage is used in the meantime.

Why does my door reverse on the way down for no reason?

Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn.

What information helps when I call to book?

Whether the door is single or double and roughly how tall; whether there is a spring on a shaft above the opening or springs along the tracks; the opener make if you can see it; how many doors need looking at; what prompted the call and when it began; and whether anything happened to the door lately.
