2021 census · what it means at the door

  • 58%Older homes

About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Original openers in older neighbourhoods often predate photo-eye sensors and rolling-code remotes. Bringing one up to date means a quieter motor, sensors that stop the door for a child or pet, and remotes that cannot be copied from the driveway, all installed in a single visit.

  • 23%

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

Condo and townhouse garages are frequently used for storage as much as parking, with the door opened many times a day, and the shared walls mean vibration travels. A well-balanced door, tight hardware and a quiet opener are the upgrades residents notice most.

Garage door services

Households in Centennial mostly need three things from us over the life of a door: a tune-up now and then, a spring or cable when one lets go, and a new opener or door when the old one is finished. Every one of those, plus the smaller jobs between, is covered below.

Springs

Springs & Hardware

Drums are the grooved wheels at each end of the shaft that wind the cable. Worn or mismatched drums make the door climb unevenly and leave one cable slack.

Openers

Openers & Access

Newer remotes change their signal every time they are pressed, so a captured signal cannot be replayed. If your opener still uses a remote with tiny switches on the back, an upgrade closes a gap that has been open for years.

Garage Door Bottom Seal Replacement

After a spring rain there is a puddle inside the door that reaches the tires. The driveway slopes toward the garage, the slab has a low corner, and the flattened old seal is not making up the difference.

How a visit goes

Expect two visits. On the first, the technician makes the door safe to use or safe to leave closed, identifies the manufacturer and model, measures the section, photographs the damage and its neighbours, and checks the hinges, rollers, tracks, cables and springs for anything the impact disturbed.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.
  1. 1 of 3

    Describe the door

Single or double, steel or wood, torsion or extension springs, and which opener. If you do not know, that is fine; we sort it out on site.

  2. 2 of 3

    Assess before advising

The technician checks spring life, cable condition, roller wear and opener force before saying a word about what should be done.

  3. 3 of 3

    Careful hands, clean finish

Heavy hardware is handled with stands and winding bars. When the door is running right, the tools are packed and the floor swept.

Why is the gap much bigger at one corner?

Two causes are common. The door may be hanging out of level because a lift cable has stretched, a drum has crept on its shaft or spring tension is uneven, which drops one corner. Or the slab may have settled or heaved at that end so the floor falls away. The technician checks both before choosing a seal, since a level door and the right seal height together close a wedge-shaped gap.

Do you replace the whole handle or just the cylinder?

Whichever the fault calls for. A worn or broken cylinder in a handle that is otherwise sound is swapped or rekeyed on its own. A handle that is cracked, corroded through or of a pattern with no parts available is replaced as a set with its spindle and inside turn handle. The technician shows you what has failed before either route is taken.

What are garage door cables made of?

They are galvanized aircraft-type wire rope: many fine steel wires twisted into strands, and the strands laid around a core, which gives a cable that bends around a small drum thousands of times without fatiguing. One end carries a swaged stop or a loop for the drum, the other a loop that fits over the bottom bracket pin. Diameter and length are chosen for the door's weight and height.

Will the new spring look the same as the old one?

Not necessarily, and that is fine. The paint colour on the winding cone or coil is a code that identifies wire size and wind direction, and different suppliers use their own schemes, so a matched replacement can carry a different colour than the spring it replaces. What matters is that the wire size, diameter, length and wind direction suit the door's weight and height, which is confirmed by the balance test.

What safety tests are done after the adjustment?

Two are standard. A piece of two-by-four is laid flat on the floor in the door's path and the door closed onto it; it must reverse and return to open. Then, as the door closes, an object is passed through the photo-eye beam near the floor, and again the door must reverse. Both depend on a balanced door, which is why they come after the adjustment rather than before.
